How it works

From an address to a report, and from a home to a buyer

Two workflows run side by side. One produces property intelligence we stand behind. The other publishes homes that other people are selling. Neither one pretends to be the other.

1. You enter an address

Nothing happens until you ask for it. When you submit an address we resolve it, pull the property record and its transaction history, and match it to national and metro housing benchmarks. No report is generated in the background and no page on this site triggers a lookup by itself.

2. We build and store the report

The analysis runs once and is saved as a stored snapshot with a permanent link. Reloading or sharing that link reads the stored copy, so the numbers do not quietly move under you. Every report shows the date its data is current to, and flags itself when it has aged.

  • Estimated value and appreciation history
  • Long-term performance against national and metro benchmarks
  • A Home Wealth Rating, shown only when there is enough evidence to support one
  • An optional mortgage balance you enter yourself, which stays in your browser

3. A seller publishes a home

To list a home, the seller must first establish authority for that address: an owner claims the property, or a licensed professional submits their licence. Listings then go through review before they can appear publicly. Review checks authority and obvious content problems. It does not verify square footage, condition, permits, or availability.

Property facts, photos, and marketing copy are supplied by the seller or the publishing professional and are presented as theirs.

4. A buyer makes contact

Buyers contact sellers through the inquiry form on the listing page. The message and contact details go straight to the person who published the home. There is no lead fee, no referral cut, and no resale of your details.

Corrections and takedowns

If a stored report has the wrong address attached, or a listing misrepresents a property you own, tell us through the contact page. Until the self-service correction workflow ships, these are handled by hand: we acknowledge the report, remove or unpublish the affected page while we look at it, and write back with the outcome.
